| Cílem této práce je vypracování srovnání deregulace nájemného ve vybraných zemích střední a východní Evropy. Zaměříme se především na Českou republiku, Slovensko a Polsko, jelikož jsou to státy navzájem blízké, jak geografickou polohou, tak i historickým vývojem a mentalitou společnosti. Bude rozebrána právní úprava a průběh deregulace v každé ze zemí. Následně budou zkoumány dopady deregulace nájemného na trh s nemovitostmi, ceny nájemného, poměr vlastnického bydlení a některé další demografické aspekty. V závěru srovnáme zjištěné skutečnosti a pokusíme se vyvodit závěry o tom, který ze zkoumaných států zvládl deregulaci nejefektivněji. |
| Preliminary scope of work in English |
| The aim of this study is to develop a comparison of the rent deregulation in selected countries in Central and Eastern Europe. The main focus will be given to the Czech Republic, Slovakia and Poland, since these states have similar geographical position as well as historical development and the mentality of their populations. The legislation and the actual process of the deregulation in each country will be explored. Subsequently we analyze the implications of the deregulation to the real estate market, rent prices, the ratio of owner-occupied housing and to some other demographic aspects. In the last part of the study the findings will be compared and we will attempt to draw conclusions about which of the studied states handled the deregulation most efficiently. |
