Research question and motivation
The research question I would like to study in my thesis is how much the spatial penetration of Airbnb in Prague is influenced by the neighbourhood, cost of the property, number of hotels in the vicinity and public transport accessibility. The concept of sharing economy became important hand in hand with big data. According to the 2015 report of the PricewaterhouseCoopers, the sharing economy was expected to grow from $15 billion in 2014 to $335 billion in 2025 (PricewaterhouseCoopers, 2015). The companies behind peer-to-peer (P2P) services are usually only the mediators of transactions, which make the transaction safer and easier for both sides. Airbnb is the most successful company in the hospitality field of the sharing economy (PricewaterhouseCoopers, 2015). Airbnb itself does not regulate spatial distribution of its providers, cities usually regulate the spatial distribution of hotels, but struggle to regulate the sharing economy (Gutiérrez et al., 2017). Therefore, it is important to understand, what influences the spatial distribution and if the traditional accommodation sector and Airbnb complement each other or if they are mutually competitive. Change in dispersion of the hospitality capacities can change the decision making of tourists, and change in accommodation characteristics directly affects the success of the whole industry (Sharpley, 2000). High penetration of Airbnb can lead to high number of occupied properties normally used by locals, which higher the housing costs (Bivens, 2019), or to overtourism in attractive neighbourhoods (Żemła, 2020). Therefore, I would test the following hypotheses: Hypotheses: 1) Spatial distribution of Airbnb apartments follows the distribution of hotels. 2) Airbnb apartments are more likely to be located in neighbourhoods with less locals per apartment. 3) Airbnb apartments are centralized around the main tourist attractions in Prague. 4) In the city centre there are more hosts with at least two listings than in other neighbourhoods. Contribution My thesis will methodologically rely on the article by Javier Gutiérrez, who compared the spatial distributions of Airbnb apartments and of hotels in Barcelona and used photographs on Panoramio to study the correlation with touristic attractions. (Gutiérrez et al., 2017) The added value of my thesis will therefore lie in analysing these distributions in a different city, Prague. Methodology The analysis will be based on the Airbnb geolocated data obtained from the Inside Airbnb website http://insideairbnb.com/. This data will be matched with the housing data, the geolocated hotel data and the Prague citizen data obtained from the Czech Statistical Office. In the analysis I will use the OLS method accompanied with spatial regression analysis.
