Předběžná náplň práce v anglickém jazyce
Since the break-up of Czechoslovakia in 1993, the real-estate market in the Czech Republic and Slovakia became completely separated. In the recent years, the economic development between the two countries has spread significantly, with Slovakia adopting Euro and experiencing faster growth. This thesis tries to analyze whether Czech Republic and Slovakia still show some similarities in housing propery prices, specifically price determinants and bubble periods, using panel regressions on regional data.
The first part briefly reviews related literature and points out specific attributes and regional differences of property prices in each country. Also various data sources are analyzed and their selection is discussed.
The second part focuses on supply and demand factors determining property prices in both countries, a discussion of significant differences between Czech Republic and Slovakia follows.
Using econometric methods on panel data, the last part analyzes whether, on regional and country level, common price trends are present and whether the residential property prices show similar bubbles or price misalignments. In order to overcome heterogeneity of houses, regional data on apartments will be used.

The development of housing prices in regions of Czech Republic matches the development in Slovakia.
Basic fundamentals affect housing prices in regions of Czech Republic and Slovakia similarly.
The mean reversion process of housing prices in Czech Republic and Slovakia is equal.
